Pleased to speak with you. I'll get right to the point so I don't take up too much of your time. I have a business proposition for you. I'm a member of a theatre company. A few of our other members along with our manager are here in Avalon. I understand she'd like to get us back to performing, but as you can imagine, no longer having our own theatre house to perform in makes things difficult. We'd like to make use of your location if the set-up is satisfactory to what we need.

There's one thing I'd like to ask you about personally. I'm assuming that with you being the owner of this venue, you have a say in how to distribute profits, right?

We can obviously discuss that arrangement after we've talked in person and have settled on the deal properly

But I have to tell you, a straight 50-50 won't cut it. We're not spring chickens. I'm also going to want sole responsibility on budgeting and funds within our group and money coming in from performances will be overlooked with me as well.

I don't know anything about you aside from your name and your ownership of this business. There's nothing for me to be suspicious of. I'm just very strict with how our company manages its budget.

I do all of our accounting which has been entrusted to me by our manager. Please keep this in mind in advance.
